Hartbeespoort at a glance

The Hartbeespoort Dam area offers an array of both commercial and domestic properties. These range from beautifully extravagant Hartbeespoort guest houses to affordable, neat family homes. 

A look at Kosmos in the Hartbeespoort dam property area, as per recent Lighthouse reports, reveals a market stock composition of about two thirds lifestyle Hartbeespoort estate properties, one quarter freestanding Hartbeespoort property for sale and around 11% sectional title schemes. The area income class is considered wealthy with a LSM10 and current owners are middle aged and mature, from 36 to 50 years of age. 

There is, nevertheless, a trend observed recently of younger Hartbeespoort Dam property purchasers aged between 18 and 35 also acquiring homes in the area. Between August 2012 and July 2013 the area had some 61 concluded Hartbeespoort property sales transactions of which 22 were between R 1, 500 000 and R 3, 000 000, 16 between R 800 000 and R 1, 500 000 and a number above R 3, 000 000. 

Hartbeespoort Estates

Many of the higher priced sales of Hartbeespoort houses occur in the popular lifestyle estates market with the likes of Pecanwood Golf Estate, Westlake Estate and Caribbean Beach Club Estate accounting for a fair percentage. 

Another popular estate is The Islands Estate which incorporates Baybridge Canal & I’Bali Village. The Islands estate is positioned on just over 100 hectares of prime real estate on the southern banks of the Hartbeespoort Dam and offers unique system of interlinked canals with bi-directional locks – over six kilometres of them which are surrounded by waterfront homes with their own jetties and allowing residents to access the dam. 

The sheer range of properties in Hartbeespoort is superb! At the higher end of the price spectrum you’ll find breathtakingly beautiful mansions located on one of the area’s golf and eco lifestyle estates. These 4-10 bedroom and bathroom units can cost as much as R 40, 000 000, but you can also fetch some for a more conservative R 5, 000 000 or so. 

The area also offers some fantastic “mid-level” price range Hartbeespoort properties. These 3-6 bedroom and bathroom units start at R 3, 000 000 and command up to around R 5, 000 000. Lastly you’ll find a wonderful selection of affordable family and starter Hartbeespoort houses and homes. These 2-4 bedroom and bathroom units usually go up to R 3, 000 000 and can start at a very conservative R750, 000!

Hartbeespoort Townhouses and Sectional Title

Hartbeespoort property also offers buyers a great selection of sectional title units including the likes of flats, townhouses and apartments. These units are ideal for those looking for a weekend home or for ambitious investors. One of the larger 2-4 bedroom units can cost you between R 1, 250 000 and R 1, 500 000. Many of these larger units offer remarkable views of the surrounding areas.  The smaller 1-2 bedroom units will cost you between R 450 000 for a small studio apartment and R 1, 300 000 for the more spacious 2 bedroom units. 

Stands and Vacant Land in Hartbeespoort

Although the area is well developed and offers fantastic infrastructure there are still quite a few vacant plots of land available for both commercial and residential developments. Vacant plots can cost investors anywhere between R 15, 000 000 for a large commercial plot down to a very reasonable R 170 000 or thereabout for much smaller residential plots. Hartbeespoort plays host to a healthy selection of commercial and industrial properties, from extravagant guesthouses to large poultry farms.

Hartbeespoort Location and General Area Information

Hartbeespoort or “Harties” as it is affectionately known is a small town flanked by the splendor of the Hartbeespoort dam and the Magaliesberg Mountain Range.

Hartbeespoort forms a lesser part of the Madibeng Municipality with the main town being Brits. This idyllic town is located a mere 45 minutes away from both Johannesburg and Pretoria making it ideal for both permanent residents as well as families looking for the ideal holiday or weekend home.

Many Hartbeespoort properties (both traditional freestanding houses as well as many Hartbeespoort estates) naturally offer spectacular and scenic views of either the dam or the mountains. 

The mild climate lends to the charming nature of the town. The area, on average, receives a healthy 560mm of rain per annum with the majority of this rain falling in the summer months. The area also benefits from warm summers and comfortably mild winters.

In terms of temperature the area is more than hospitable with average maximum temperatures ranging from between 19 degrees Celsius in June to 29 degrees Celsius in January. Your average minimum temperatures range between 2 and 17 degrees Celsius in the same months. 

Schoemansville, a district in Hartbeespoort was named after Hendrik Schoeman, a General in the Anglo-Boer War who owned a farm on which the iconic Hartbeespoort Dam was built. The area is also dominated by palatial holiday homes built around the picturesque dam and is home to great tourist attractions such as The Hartbeespoort Dam wall and tunnel, The Hartbeespoort Dam Snake and Animal Park, Oberon Leisure Resort and much more.

The greater Hartbeespoort is also home to some of the finest estates including Westlake, Eagle Canyon, Pecanwood and the Islands to name a few estates in and around the area.

You will find everything you need in Hartbeespoort properties for sale, when it comes to shopping, eateries and recreation. Arguably the most popular of these shopping centres is the Village Mall which opened its doors in 2008. Health and Safety

The needs of property owners in Hartbeespoort are well serviced by a number of medical professionals. You will find a host of general practitioners and pharmacies around town. The area is also home to a number of public and private medical centres and hospitals. This includes private healthcare institutions such as Nedcare Life Fourways Hospital and the Brits Medi-Clinic. Two of the most popular public hospitals that service the area are the Brits Hospital and the Hartbeespoort Medical Centre.

Other popular golf courses in the area include the Sandy Lane Golf Club, Brits Golf Club and the Magalies Park Golf Course.

The Hartbeespoort area offers a number of both relaxing and exhilarating leisure activities for the whole family.
