SOLE MANDATE. The main building can be described as a large, rectangular-shape double/triple storey industrial-type building that is currently being used for a combination of storage and administrative offices, with a large parking garage, offering a total of 80 parking bays. One steel sliding gate and one manually operated steel gate are used to control vehicular access to the property. In addition, the property offers split unit air-conditioning, a sprinkler system and adequate firefighting equipment that is regularly serviced.
Design of the building is column and beam construction with facebrick infill exterior wall under double-pitched asbestos roof covering.This second building consists of a guard house, with ablutions and storage. The quality of finishes offered by this building is of a standard quality. A small storeroom is located adjacent to the security building (11m²).

Construction comprises facebrick exterior wall under mono pitched asbestos roof and plastered and painted internal walls. The ceilings are rhino board and the floor finishes are a combination of vinyl asbestos tiles and smooth finished concrete floors, with mild steel window frames fitted. The buildings are generally found to be reasonably well maintained.

Futher improvements to the subject property consist of a high volume open sided shelter that is located to the front of the security building, measuring 58m² in extent.

Parking:The subject property offers ample public parking to the front of the property on Buxton Avenue and a limited number of open on-site parking bays for staff of which 80 bays are covered in the form of the parking garage. Site improvements: The entire yard area is concrete paved and the subject property is furthermore enclosed by means of 2.4m high facebrick boundary walls. An alarm system with armed response and camera surveillance system are also provided. In general, all the buildings and site improvements were found to be well maintained and in a good and functional state of repair.
