Trendy Heuwelsig Draws Investors

Strong demand for rental units has created excellent opportunities for buy-to-let investors in the new Heuwelsig Estate in Centurion, which is situated next to the R55 and N14 arterial routes and offers excellent access to Kyalami as well as Pretoria and Sandton.
 
Lanseria Airport is just 25km from the estate and it is also close to good schools, including a new Curro private school, as well as medical services, the new Forest Hill shopping centre, the Copperleaf golf estate and the Zwartkop race track. As a result, it is especially popular among working couples and young families, says Desre Muller, the area specialist for Chas Everitt International.
 
“Heuwelsig is also seen as offering good property value for money,” she says, “and there is strong interest among first-time buyers – mostly young professionals who can obtain home loans. However, rental units are also in very high demand among young people not yet able to buy homes of their own, people waiting for their own units to be completed and people working towards clearing credit records.
 
“Buy-to-let investors here can thus earn rentals of between R4900 and R6000 a month on the smaller units they generally target, and usually view this as quite satisfactory, given the growing popularity of the area and expected growth in the value of their units.”
 
Muller says Heuwelsig has different sectional title and full title nodes, but that all have excellent security provisions including CCTV cameras and individual alarms in each home.
 
Sectional title units in the estate include simplexes, duplexes and stack units (ground floor and first floor) and prices range from R450 000 to about R1 million.  Full title home prices range from around R1,1 million to R2,5 million. (See photo)
