South Africa’s finest lifestyle estates and luxury residential developments took centre stage in the inaugural Luxury Residential category of the prestigious Reside Awards ceremony held recently in Johannesburg, with six developments that were nominated by Chas Everitt International earning top honours.
The Luxury Residential Awards, included for the first time this year in the annual Reside Summit, represent an important milestone for the country’s luxury residential sector. While SA has long celebrated excellence in architecture and property development, these are the first awards dedicated specifically to recognising achievement in luxury residential development at a national level.
Significantly, the Reside awards all are independently nominated and judged rather than commercially driven, positioning them as a credible benchmark for excellence in an increasingly sophisticated luxury property market.
And Chas Everitt is proud to have been invited to nominate a portfolio of standout developments for consideration by the inaugural luxury judging panel – in recognition of our affiliation with the global Luxury Portfolio International network and our longstanding expertise in SA’s premium residential sector.
Established in 2023 and supported by the Southern African Housing and Residential Alliance, the Reside Summit has rapidly become one of the country’s most influential residential property platforms, bringing together developers, investors, financiers, policymakers and industry leaders to examine trends, innovation and opportunities across the complete housing spectrum, from affordable housing to ultra-luxury estates.
The annual event combines a high-level conference and industry exhibition with the awards programme that is designed to independently recognise and applaud excellence across the residential sector.
Among the standout performers in this first edition of the Reside Luxury Residential Awards awards were the following Chas Everitt-nominated developments, spanning coastal estates, equestrian living, wine country retreats and boutique urban luxury.
*Taking Platinum Awards, the highest recognition category, were Zimbali Estate and Waterfall Equestrian Estate, two developments that represent very different but equally compelling interpretations of South African luxury living.
The KZN North Coast development Zimbali Estate secured platinum recognition for its enduring legacy as one of South Africa’s most influential lifestyle estates. For decades, the estate has set a benchmark for integrated coastal living through its unique combination of indigenous forest, championship golf, beachfront access and resort-style amenities within a secure residential environment. The award also reflects Zimbali’s continued relevance in a market increasingly shaped by environmental integration, authenticity and long-term value retention.
Meanwhile, Gauteng’s Waterfall Equestrian Estate earned platinum honours for delivering a rare offering within the luxury residential market: expansive, low-density country-style living within one of Africa’s most sophisticated urban precincts. Situated within the broader Waterfall City ecosystem, the estate successfully combines generous residential plots, equestrian facilities and exceptional security with immediate access to premium retail, business and lifestyle amenities, thereby meeting growing demand for space and privacy without sacrificing convenience.
*Gold Awards were presented to Clara Anna Fontein Estate and Seaton Estate, both recognised as developments that place lifestyle, identity and environmental integration at the forefront.
The Clara Anna Fontein Estate located in Durbanville was acknowledged for its successful transformation of a historic farm into a highly cohesive, family-oriented lifestyle estate. Developed through a collaboration between Rabie Property Developers and the AFM Louw Family Trust, the estate carefully balances heritage and modern living, creating a strong sense of place that continues to resonate with buyers seeking quality family environments in the Cape’s northern suburbs.
Meanwhile Seaton Estate, on the KwaZulu-Natal North Coast, was recognised as a leading example of next-generation coastal development. Developed by Collins Residential, the estate recognises growing buyer demand for conservation-led living, with ecology, wellness and outdoor experiences deeply embedded into its master planning philosophy. Its focus on landscape stewardship and meaningful engagement with nature speaks directly to evolving luxury buyer expectations.
*Silver Awards went to Avec la Terre in the Cape Winelands and The Estate, Fresnaye, a boutique ultra-luxury development on Cape Town’s Atlantic Seaboard.
Avec la Terre was recognised for its understated and disciplined approach to luxury within the Winelands context. Rather than prioritising scale or extensive amenity offerings, the boutique estate embraces a philosophy of “quiet luxury”, placing emphasis on architectural integrity, landscape and low-density living—qualities increasingly prized by discerning buyers seeking authenticity and tranquillity.
Set in Cape Town’s prestigious Fresnaye enclave, The Estate earned silver recognition for redefining boutique luxury living on the Atlantic Seaboard. Conceived as an exclusive collection of just 17 ultra-luxury residences, the development blends timeless design, panoramic ocean views and sophisticated smart-living technology with discreet, hotel-inspired service, creating what many view as a new benchmark for globally relevant luxury living in Africa.
The success of these developments underscores both the growing maturity of SA’s luxury property sector and the increasing importance of independently judged recognition. More importantly, it reflects a broader evolution in buyer expectations, where lifestyle, sustainability, wellness, authenticity and long-term value are becoming as important as prestige and location in defining true luxury.
