Parklands at a glance

Parklands is a highly popular residential suburb of Blaauwberg in the Western Cape.
The development of townhouses and property in Parklands boomed from 2000-2010 - mainly driven by the sectional title (townhouses, flats and apartments) segment of the market in Blaauwberg real estate.
For a number of years the fast paced growth of Parklands property made the suburb the swiftest growing area in the entire South African property market.
Composition of Parklands Real Estate
The latest FNB Parklands Property Report shows that the market in Parklands is now split into 70% of the properties being in the Sectional Title sector and around 30% in the more traditional Parklands houses. Almost all the townhouses in Parklands where built in the 200-2009 time frame.
Around three quarters of the houses in Parklands are three bedroomed units with around 15% or so two bedroomed. Size-wise around three quarters of Parklands houses fall into the 100 - 200-square metre bracket with 20% of the freehold homes being over 200 square metres in extent.
The Sectional Title townhouse market in Parklands is dominated by two bedroom units - these represent nearly 80% of all units in fact. Most of the units here are in the 50 square metres to 100 square metre size range - which supports the average price range coming in at around the R500 000 level and explaining the areas demographic which show a younger owner overall than most other Cape Town property markets.
From a pricing perspective, traditional houses in Parklands average out pretty close to the one million Rand mark at present whilst complex units and townhouses in
Parklands average out just under the five hundred thousand Rand region.
Parklands Housing Demographics
The FNB Parklands Real Estate Report shows that Blaauwberg property buyers coming into Parklands is dominated by the 31-35 ages then 36-40 and then the 26-30 age groups - which when one considers the dominance of affordable 2 bedroomed town houses for sale in Parklands is logical.
The areas ease of access and affordability make it a natural choice amongst first time and younger Cape Town property buyers.
The statistics for registered Parklands property owners is very similar in the townhouse and traditional full title houses sectors with most owners falling into the 31 - 45 groups.
Parklands Property Investment
A fair percentage of the townhouse units in Parklands that were built in the boom were bought by investors purchasing with the intention of letting the units. This trend continues in the current market as rental prices show a steady increase making residential property a conservative investment.
