Beverley, an exclusive residential enclave in Lonehill to the north of Johannesburg, is reeling in well-to-do home-buyers in their thirties and forties thanks to good value, a favourable position and an excellent safety record.
 
The small area has also retained much of the atmosphere of it its recent past, when smallholdings were being bought up by developers to establish cluster homes in secure estates, say Chas Everitt International area specialists Heleen and Rob Nyschens.
 
"The community is strongly family orientated and the lifestyle is relaxed. Open spaces such as parks where children can play and their parents can relax also feature strongly.
 
"Beverley in Lonehill also boasts one of the best safety records in all of Gauteng, thanks to a very active residents' association. New residents, who mostly choose to buy in the area because of its excellent safety record, are quick to join the association and security measures are continually upgraded. Currently the area is patrolled by guards on foot and on motorcycles as well as in patrol cars."
 
Another strong incentive for buyers is good value, the agents say. "Homes here offer very good value for money compared to similar upmarket properties in adjacent suburbs such as Sandton, Bryanston, Houghton, Rivonia and Sandhurst. Yet residents are within about 10km of the Sandton CBD, where many have offices or professional practices."
 
Prices of free-standing cluster homes in Beverley start at around R1,5 million and there is lively interest in properties priced at up to R2 million. Homes in this range are usually around 180 square metres in extent with two or three bedrooms and two bathrooms on stands of around 500 square metres.
 
Top properties in estates such as Castello River Estate, Rock Vale, Tanglewood and Tannenberg Estate are targeted by professionals with established careers (see photo). Large homes in these estates typically offer five bedrooms en suite, spacious living areas and luxury finishes. Prices in these estates range between R4 million and R5 million.
