Our cryptocurrency property-purchase service is offered through Schindlers Digital Assets (SDA), a fully licensed financial services provider and currently the only known entity in South Africa facilitating crypto-to-property transactions.
The good news about this is that neither the buyer nor property seller needs to be a crypto expert or worry about the legality or safety of these transactions. SDA manages the technical, financial and compliance requirements from start to finish.
This is how it works:
*As a buyer, you choose a property and make an Offer to Purchase, just as you would with any cash or bond transaction. The sale agreement will record the deal as a cash transaction, because the seller will ultimately be paid in rands (ZAR), even if you pay in crypto.
*Your Chas Everitt agent submits your details and the signed Offer to Purchase to SDA.
*You sign SDA’s terms and conditions and complete standard Know Your Customer Know Your Business checks which are
compulsory for all financial transactions of this nature.
*SDA then provides you with a secure wallet address and agrees on a date, time and transfer window. This is crucial because cryptocurrency values fluctuate. SDA takes on the volatility risk during this window to ensure the seller receives the full, agreed-upon purchase price in ZAR.
*You transfer your cryptocurrency. SDA converts it to ZAR and pays the conveyancer directly. The amount can include the purchase price, transfer duty and transfer attorney fees.
*The conveyancer then proceeds as with any cash sale, and the property transfer is lodged at the Deeds Office. SA property law requires the final payment to be in ZAR before transfer can take place.
But what if the seller would like their proceeds in cryptocurrency? SDA can easily convert the ZAR back into any approved digital asset and pay the seller accordingly. Sellers get the security of a guaranteed Rand value, plus the option to hold or reinvest in crypto as they choose.
Property sellers still concerned about the safety of accepting payment originating from cryptocurrency should know that SDA is owned by attorneys and operates with strict legal compliance at its core. Every transaction is fully documented, compliant with Financial Sector Conduct Authority requirements and professionally managed. In addition, SDA pays the conveyancer in ZAR, not crypto, so the seller is shielded from any volatility, regulatory uncertainty and fraud risk.
In short, this service means that sellers receive their money exactly as they would in a traditional cash transaction, while buyers enjoy the freedom to convert digital wealth into real estate.
And for our international buyers, it is even more valuable, as it avoids any difficulty associated with obtaining a mortgage as a foreigner. Using crypto, they can move their own funds seamlessly, legally and efficiently to secure real estate in South Africa’s globally competitive market.
