What are the areas property sales trends and market made up of?

The Randpark Ridge property market has experienced significant growth over the last ten years. The average prices of both freehold as well as sectional title properties have more than doubled over the last decade, as per Lightstone reports.

The areas market stock composition can be split approximately 55% freehold, 22% sectional title and 23% residential estate properties – affording a reasonably broad diversity in buyer selection.

Lightstone reports that, over the recent year, 201 freehold or freestanding property sales have been concluded. These sought-after properties and homes have been fetching from around R 300 000 all the way up to R 3, 000 000 - and tipping over.

Average actual sales over this period is in tandem with average municipal valuation for the area, at just over R 1, 650 000.
Current pricing and trends in this category indicate great investment potential and value for homeowners. Prices nationally are on par with the likes of Knysna Heights in the Western Cape. Nearest town rankings place freehold prices above suburbs like Fontainebleau, but still about R 900 000 lower than the likes of Fairland at close to R 2, 600 000 – again indicating great potential for value buys.
Sectional Title Property

Reports indicate 79 successful Randpark Ridge sectional title property transactions over the recent year.

These are ideal for young families looking to purchase a starter home or for those looking to downscale. Again prospective buyers can look forward to a wide spread of options catering for their unique budgets, with prices ranging from about R 200 000 up to above the R 1, 800 000 mark.
Overall average pricing for sales over this period compute to just under R 1 000 000 which is above the current average municipal valuation in fact. The latter stands at just under R 950 000 and ranks on par with the likes of average pricing in the suburbs of Sunninghill and Greenstone Hill.

Recent reports suggest that 99 residential estate property sales were concluded over the recent year. Prices range from about R 700 000 to averages above the R 1, 400 000 mark.

Most of these sought-after properties can command between   R1, 000 000 and R 1, 500 000 – and depending on exclusivity some can fetch closer to the R 2, 000 000 level.
