Dowerglen is located in Edenvale and forms part of the Ekurhuleni Municipality, formed in 2000, on the East Rand of Johannesburg.
There are approximately 1000 freehold properties in Dowerglen area and about 200 sectional title units.
Freehold homes in the original Dowerglen suburb sell for between R1.6million and R2. 8million.
Property for sale in Dowerglen Extension 3 sells for between R1.8 million and R4 million.
In Dowerglen Extensions 4 & 5 the lowest price is about R2 700 000 and the highest around R5 million in Dowerglen Extension 4.
Sectional Title properties in Dowerglen sell for between R1 million and R1.7million.
Dowerglen Property Sales Information
In terms of unit sales, the full title component of the Dowerglen property market has held up very well, with the number of units sold varying between 90 and around 110 between 2009 and 2011.
Average prices on full title Dowerglen properties has also been steady with transfer figures showing prices typically between R1800 000 and R200 000 with a few higher priced properties in the mix.
The ceiling on most conventional full title property in Dowerglen is around the R3500 000 mark according to SAPTG (South African Property Transfer Guide) although properties in Dowerglen’s Extensions 4 and 5 do achieve higher prices.
Sectional Title development boomed in the 1990 – 1999 period and this sector of Dowerglen’s property market is now very active as many new townhouse units from the period have re-entered the market.
Sectional title property sales peaked in the 2007 | 2008 period driven by new projects.
Average prices achieved in 2011 in this sector were around the R1 300 000 mark.
Dowerglen Property Sizes
FNB Homeloans figures show that full title houses in Dowerglen are around 55% three bedroomed and 31% four bedroomed homes.
Size wise - freehold properties in Dowerglen are predominantly between 100 and 500 square metres (23% 100 – 200; 40% 200 – 300; 32% 300 – 500) and stand sizes are mainly between 500 and 1500 square metres.
67% of the freehold stands are between 500 and 1000 square metres which is an indicator of the high percentage of “cluster” style freehold homes in Dowerglen.
Sectional title properties in Dowerglen are strongly weighed on three and four bedroomed units (around 86%) with half of the units being between 100 and 200 square metres and a further 41% comprising smaller units of between 50 and 100 square metres.
The Dowerglen suburbs have become increasingly popular with upper middle class families between the ages of 30 and 40. These young up-and-coming middle to upper class families are moving into the Dowerglen suburbs because of the excellent schools in the area, ranging from good pre-primary schools to primary schools and high schools, many within walking distance of the homes in Dowerglen.
These include Dunvegan Nursery School, Elma Park Nursery shool, Dunvegan Primary School, Edenvale High School, Dowerglen High School, Holy Rosary School – girls’ private, St Benedicts College – boys’ private, St Andrews School for Girls – private and Saheti School – private.
A small settlement sprung up around Ritetfontein Gold Mine. Later the Townships of Eastleigh, Edendale and Edenvale were subdivided into 991sq meter stands. Many Cornish miners settled in properties in Edenvale and Eastleigh.
Edenvale today is a quiet town. The residents range from middle class owners living in Eastleigh and Croydon to the upper class owners who live in areas such as Dowerglen and Edenglen.
Dowerglen is situated within 10 minutes of O.R.Tambo International Airport and Kempton Park, Isandovale, Bedfordview and the Johannesburg CBD, making the Dowerglen properties easily accessible to many major business hubs.
It also makes owning a home in Dowerglen a comfortable and convenient area to live, as you are close to all major parts of Johannesburg and near many favourite shopping centres in and around Edenvale and Bedfordview including Dowerglen Plaza, Dowerglen Curve, Greenstone and Stoneridge, Eastgate and a little further Bedford Centre and Bedford Square.

Dowerglen suburbs are all secure boomed suburbs, manned by the SSG security group in Dowerglen proper along the Glendower Golf Course, Dowerglen Extension 4 and Dowerglen Extension 5. Dowerglen Extension 3 is manned by Savika Security Group.
All have 24 hour security guards and security vehicles which patrol the Dowerglen suburbs.
Edenvale Police Station is situated a stone’s throw from Dowerglen. Linksfield Private Clinic is about 5km west of the Dowerglen suburbs, and Edenvale Provincial Hospital is to the north.

Entertainment is also close at hand with Emperors’ Palace Casino complex next to O.R.Tambo International Airport only a quick 10 minute drive from Dowerglen.
Dowerglen Dam is situated in the green belt of Dowerglen Extension 3 which is known for fishing.
Glendower Golf Course is one of the top 10 courses in South Africa – a beautiful greenbelt proclaimed a Nature Reserve in 1973. Plentiful streams run through the course into the Jukskei River.
