The price of Paarl property is almost constantly on the rise, so if you are thinking about buying property in Paarl for residence or investment value, rather act quickly. The average price of houses for sale in Paarl for more exclusive 4-5 bedroom homes at the moment is about R 5, 000 000, with the cheapest Paarl property for sale going for as low as R 450 000 and the more expensive properties rising as high as R 22, 000 000.

Boschenmeer Golf Estate records 35 estate sales at an average of R 2, 351 000, with Courtrai showing 16 freestanding sales at the slightly lower average sale price of R 2, 236 000.

Denneburg starts showing a mild blend with 92% freestanding and 8% sectional title market stock, giving us a lower average of R 761 000 based on 15 sales of these Paarl properties.

Klein Parys leans slightly more on estates with 19% and 81% recorded for freestanding properties. The 28 sales here average at R 871 000.

Lemoenkloof leans completely on the freehold side with just 7 freestanding sales recording a sales average of just over R 1, 600 000.

Paarl Central West shows 84% freehold and 16% sectional title and the total of 47 sales average at R 1, 804 000. It is pleasing to note that the younger market is showing keen interest in the area too. For instance Klein Parys shows over 40% buyers aged less than 35 years.

The above 5-year analysis reveals that a total of 4 713 sales transfers were recorded over this period in the above Paarl suburbs. Of these, majority 86.74%, were freestanding Paarl properties, while 13.26% were sectional title units. The price varies due to different suburbs, changes in price trends over the past 5 years, and sales of different property types. Nevertheless, the average price still exceeds R 1 million at R 1, 043 197 as shown above (bearing in mind this is a 5-year analysis and prices are appreciating). A look at the luxurious and ever popular Boschenmeer Golf Estate above shows an average of close to R 2 million. The same with Courtrai, while Dal Josafat records an average in excess of R 6 million, Park Land is over R 2 million and Suider Paarl close to R 3 million.
