Affordable new homes for Pretoria buyers

Brand-new two and three-bedroom homes at prices from R280 000 to R522 000 – that‘s what’s on offer in two new affordable housing projects to the north of Pretoria.

Situated Rosslyn Ext 18 and 19 and Ga Rankuwa Ext/Unit 9, the developments will offer six styles of freestanding homes ranging in size from 45sm to 85sqm, at prices from R280 000 to R460 000 in Ga Rankuwa and from R365 000 to R522 000 in Rosslyn.

This means that if buyers pay a 10% deposit, the home loan repayments on these houses will range from just under R2300 a month to about R4300 a month – which puts them well within reach of the “gap” market of people earning around R15 000 a month.

The Chas Everitt International office in Pretoria North has the sole mandate to market these new homes, which will be well-equipped with items like four-plate stoves with ovens, double sinks with wooden cabinets and ceramic sanitaryware, and will feature smart finishes such as stone cladding.

“The prices for these units include transfer costs but buyers will need to pay their own bond registration costs of between R11 000 and R13 000,” says agency principal Christo Steyn. “They will also have the option of adding items such as kitchen cupboards, solar geysers and garages at an additional cost.”

Purple Orange Construction will be the building contractor for the projects, which will be NHBRC registered for the protection of buyers, and the development sites are ready for homebuilding to start immediately.

Mortgage originator Betterbond will be assisting with the approval of the properties by financial institutions, and will also be on hand to help buyers with their home loan applications.
