Wine estates in the Western Cape are still popular among lifestyle buyers, and prices are still rising.
So says Henriette Basson, principal of the Chas Everitt International franchises in the traditional wine-growing regions of Franschhoek and Paarl, who notes that while the downturn of the world market for wine has put pressure on sales of larger estates, sales of lifestyle wine farms and farms with contracts to deliver grapes to large winemakers are still buoyant.
Her offices have several wine farms for sale, including the 85ha Klein Normandie, set on the north-facing slopes of the Groot Drakenstein mountain range and bordering the prestigious Boschendal Estates. It also offers unsurpassed views of the Bergriver Valley and the Du Toitskloof mountains, Basson says (see picture).
The farm, priced at R35-million, also has a 380sqm homestead, two 100sqm farm cottages and four 100sqm labourers’ cottages, as well as a 500sqm barn.
“Currently 38ha is planted to chardonnay, cabernet, shiraz, merlot and pinotage grapes with another 22ha available for additional plantings. Grapes are delivered to Nederburg on contract. About 7ha are currently planted with peaches and plums, which are sold on the local markets.
“All plantings are irrigated from a 110 000 cubic metre dam, of which the farm has a 55 percent servitude. A wooden cottage at the dam offers overnight accommodation and the site is perfect for summer picnics.
“A 15ha high-lying portion of the farm with a spectacular views lends itself to subdivision and would be ideal for a lifestyle development, currently very popular among commuters who wish to live in a country atmosphere,” Basson says.
