Brenda Smith, Chas Everitt International area agent for Bryanston, says the outstanding feature of the area is it’s many remaining one acre (4000sqm) stands, much sought after by developers who demolish older homes and build small cluster units, usually about four per stand.

“Development has been slowed by pressure on the power grid – demand is currently outstripping supply and some developers are experiencing delays in electricity being connected to building sites. However, plans are afoot to upgrade the electricity infrastructure to boost supply to the suburb.

“Meanwhile, the large stands, well-treed gardens and spacious ranch-style homes dating from the 1960s are also attracting young families with children, who are enrolled at the many excellent private schools nearby, including Brescia House, the Waldorf Primary School and Red Hill.”

Entry-level prices for Bryanston homes are around R1,9-million – which will buy a dilapidated house on an acre stand – and, says Smith, young, energetic families are now vying with developers for these properties and renovating and upgrading the old homes.

Meanwhile, well-kept properties in the best roads sell for up to R15-million and prices for the modern cluster units start at about R2,5-million and range up to R10-million.

“Bryanston, which was considered a far-flung suburb in ‘horse country’ when it was proclaimed, is now very much in the heart of city living,” she notes. “Yet, one of the main reasons for its current popularity is that it has largely escaped the severe traffic congestion experienced in suburbs further north, such as Fourways and Lonehill.

“In fact, many residents from these suburbs are relocating to Bryanston to cut travelling time on the daily school run.”

The area has several upmarket shopping malls and neighbourhood shopping centres, and boasts a wide selection of quality restaurants. It is also served by several modern medical centres.

“The market in Bryanston has has shown consistent growth of between 23 and 27 percent per year since 2000. And although prices are expected to level off now, they should still show steady growth in the years to come.”
