New company offers champagne service for property developers

Great news for would-be property developers wary of getting bogged down in the details is that they can now hand the whole process over to a group of specialists.

The Chas Everitt International property group has formed a company that specialises in managing and marketing new residential and commercial projects – from the initial conceptualisation right through to a champagne celebration when the keys are handed to new owners.

It is the first property group to offer such a comprehensive service.

The new company, Chas Everitt Developments, is headed up by Braam van Niekerk, an accountant who cut his property teeth as a financial manager and later as marketing and project manager for two prominent property groups.

He has several successful developments under his belt, including the 106-unit Villa Toulouse townhouse complex next to Dainfern and Fury Ford in Fourways.

“Our new company has two yardsticks for performance: in the first place there should be no need for developers to get involved in time-consuming nitty-gritty issues; and in the second place, all admin must be completed at hand-over of the project and all units must be transferred within one calendar month of hand-over,” Van Niekerk says.

“We can tailor services to developers’ specific needs and, should they require it, can offer them a comprehensive package. This includes conceptualising the development, undertaking feasibility studies, raising finance, taking care of town-planning, appointing architects, managing cash flow and on-site contractors, marketing the development off-plan, raising end-user finance, inspecting the finished development and making sure all snags are ironed out, managing transfer and finally, handing new owners their keys along with a glass of champagne.

“We also facilitate and attend the first meeting of the body corporate or home owners’ association meeting on behalf of the developer, and collect occupational rent.”

The company, founded just six months ago, has already secured seven major developments and will launch five of them before the end of the year. Four are for Safdev and encompass more than 500 units, while a 70-unit development is being managed for Iguana in Broadacres.

Two developments in Northriding, comprising a total of 250 units, and a 95-unit development in Douglasdale are in the pipeline for next year.

“We are also now putting the finishing touches on a deal for a very exclusive commercial development on the corner of William Nicol and Leslie Road in Fourways, which we expect will come to fruition towards the end of this year,” Van Niekerk says.
