New road another boost for Centurion
Prompted by the phenomenal growth of the residential property market in Centurion, plans have been laid for a new double lane road to the east of the R21 highway connecting Pretoria to the Johannesburg International Airport.
And the move, says Louise Greyling of the Chas Everitt International franchise in Centurion, will go a long way towards easing concerns about growing traffic congestion in the burgeoning town, especially during rush hours when many residents commute to places of work in Pretoria, Midrand and Johannesburg.
"Expropriation of land to make way for the road is currently underway and construction is expected to commence this year," she notes.
The new road is also expected to accelerate development of smallholdings to
the east as well as west of the R21 highway. Greyling says subdivision of smallholdings
in Doornkloof East - opposite the upmarket Cornwall Hill development and near
the Rietvlei Dam - is gaining in popularity and that
secure housing complexes are proliferating in the area.
"However, development is still of a relatively low density and large stands are common, as opposed to the higher density developments to the west of the highway near Wierdapark. More affordable townhouses are being built in this area and are expected to go some way towards supplying in the growing demand for units at the R500 000 mark."
Meanwhile, the quick densification of the market to the east has prompted a demand for additional commercial facilities, which will be alleviated by the opening, scheduled for April, of a large new shopping complex near the Rietvlei Dam.
Greyling says freestanding homes in Centurion are still popular but that prices are rising more slowly. "Homes costing between R800 000 and R900 000 are in highest demand. Prices for townhouses start at about R500 000 and rise the further east you go."
