Linden gets a new lease on life
Linden , the established suburb bordering Randburg, is putting on its glad rags as young professionals remake it in the image of a café society.
Linden is changing dramatically and is a yuppie area in the making, says Chas Everitt area specialist Brenda Heath. Young professionals are buying up the large old houses on big stands that can comfortably be converted into double accommodation.
There is also a high degree of renovation as new owners give houses a facelift or convert them into home offices. Buyers typically have young families, which will rejuvenate the many good Afrikaans and English medium schools in the suburb and the gardens are large enough to build granny flats for retired parents.
A pavement culture is developing in the wake of the yuppie influx and street cafés are finding ready patronage, she says. Linden is showing all the hallmarks of a young Melville and I expect the trend to gather momentum over the next few years. It will be a sought-after place to live in the near future.
Prices range from R700 000 to about R2-million and have more than doubled in the past five years. Heath says that in the last year alone prices grew by up to 35 percent.
And although price increases countrywide now seem to be settling at a more realistic 15 to 20 percent per year, prices in Linden may well perform better because of its rising popularity.
Future development opportunities will be the buying up of existing properties for consolidation and rezoning for either cluster or sectional title developments, since the areas proximity to the Johannesburg city centre and the shopping facilities in nearby Cresta will encourage densification.
Apart from the well-developed infrastructure such as good schools, a library, a municipal pool and its own police station, Linden also borders onto Delta Park, a huge parkland popular among families who want to spend a day outdoors or take their dogs for a ramble.
