Elegant Riverclub draws affluent buyers

The exclusive suburb of Riverclub, bordering Bryanston and Morningside, is an address of choice for Johannesburg 's well-heeled property buyers.

Set in the heart of the mink-and-manure belt, Riverclub was established in the 1970s on what used to be farmland and was popular among the horsey set. These days it still retains a rarefied air of quiet elegance and two of the original farmhouses remain on the edge of the suburb, notes Chas Everitt International's area agent, Brenda Smith.

Since then, well-tended gardens have created a suburban forest with genteel properties secluded under its canopy, while many of the properties also have views across the wooded vista towards Bryanston, she says. The exclusive golf club creates a green belt, which adds to the suburb's allure.

“Riverclub offers a good spread of property choices in the R1,8m to R6m range. The older homes on large stands are popular among buyers with young families, while retirees and younger buyers show a marked preference for boomed cluster units because of good security and modern finishes.”

Prices for clusters range between R3m and R6m, she says, while limited sectional title units sell at around R1,5m. The highest volume of sales of course occur in the lower price brackets and Smith says prices have flattened slightly since last year when growth was generally in the region of 25 percent.

“However, property here remains a good investment – it is a highly sought-after address and many residents tend to buy a smaller or larger property in the same suburb when they decide to up- or downsize.”

The suburb is also popular because it is close to the business hub in Sandton, upmarket shopping centres such as Sandton City and excellent private schools such as Crawford College in Benmore and Redhill in Morningside.

“Residents enjoy a very central location and do not have to contend with the high traffic volumes facing residents in upmarket residential areas further north, such as Lonehill or Fourways,” she says.
